JOB SUMMARY

The purpose of this position is to manage, coordinate and lead a staff responsible for property assessment and consulting services with direct accountability for initiation and project delivery.

Projects will focus on the building envelope, being roofing and waterproofing including production and implementation of all processes involved.

ESSENTIAL DUTIES AND RESPONSIBILITIES

The Sr Property Condition Assessor performs roof evaluations, waterproofing assessments and forensic investigations to assist owners in evaluating the integrity of existing roof or building envelope through comprehensive... surveys that determine signs of deterioration, water tightness and estimated reaming useful life.

Additionally, assists owners in review of annual roof maintenance programs, and makes recommendations for repairs and replacements.

Detailed repair and replacement cost estimates are provided.

Oversees roof repairs and replacements to ensure quality workmanship and compliance with construction documents.

Surveys may include the use of infrared thermography, nuclear and capacitance equipment.

Prepare complex Property Condition Reports (PCR)

Conducts walk-through surveys to assess condition structure and foundations, exterior walls, windows and roofs.

Interviews property owners, occupants, key site personnel and local government officials to obtain information concerning the subject property's condition.

Reviews repair/improvement cost information, certificate(s) of occupancy, maintenance reports and logs, Building and Fire Department inspection reports, and similar information.

Takes document photographs of representative systems, conditions, and physical deficiencies.

Prepares estimated costs to remedy building deficiencies.

May act as subject manager expert in area of expertise.

Performs other duties as assigned.

SUPERVISORY RESPONSIBILITIES

No formal supervisory responsibilities in this position.

Provides informal assistance such as technical guidance, and/or training to coworkers.

May coordinate and assign tasks to co-workers within a work unit and/or project.

Provides formal technical guidance in area of expertise.

QUALIFICATIONS

EDUCATION and EXPERIENCE

Bachelor's degree (BA/BS) in architecture, engineering or construction management.

Minimum 8 years commercial building evaluation or commercial design experience with a general understanding of building envelope.

CERTIFICATES and/or LICENSES

Certification as either a Professional Engineer or Registered Architect or RRO.

COMMUNICATION SKILLS

Excellent written and verbal communication skills.

Strong organizational and analytical skills.

Ability to provide efficient, timely, reliable and courteous service to customers.

Ability to effectively present technical information to non-technical clients.

FINANCIAL KNOWLEDGE

Requires knowledge of financial terms and principles.

Ability to calculate intermediate figures such as percentages, discounts, and/or commissions.

Conducts basic financial analysis.

REASONING ABILITY

Ability to understand and carry out general instructions in standard situations.

Ability to solve problems in standard situations.

Requires intermediate analytical and quantitative skills.

OTHER SKILLS and ABILITIES

Advanced knowledge of computer software and hardware (i.e. Microsoft Office Suite Products).

The position requires simultaneously managing electronic deliverables for several ongoing assignments.

Decisions made with thorough understanding of procedures and company policies to achieve set results and deadlines.

Responsible for managing multiple project deadlines at one time.

Errors in judgment may cause short-term impact to co-workers and supervisor.

The minimum salary for the Sr Property Condition Assessor position is $90,000 annually and the maximum salary is $135,000 annually.

The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience.

Successful candidates will also be eligible for a discretionary bonus based on CBRE’s applicable benefit program
