About The Role

We are looking for a forward thinking corporate real estate leader, with a background in strategy, technology, and execution to join our growing organization. This individual will lay the foundation for our real estate strategy for the distributed workforce and hybrid office (home + office) model for Zillow 2.0. You will lead the Corporate Real Estate, Building Operations, and Coworking Space teams. This is an influential role, driving operational excellence across the workplace in support of Zillow’s mission. We are re-imagining how and why people come to work.

You will report to the Senior Director of Corporate Real Estate and Workplace Operations, partnering closely with our Workplace Experience (WX), Core Tech, Financial Planning, and Analysis (FP&A), and Legal teams. This partnership makes for a highly collaborative and inclusive environment, while working with insanely fun people! We are obsessed with designing a flexible model that allows our people to work from anywhere, anytime.

You Will Get To

  • Build and manage an end to end corporate real estate strategy for the Zillow office portfolio in this new era of real estate - (#thinkbigmovefast) developing metrics and utilizing benchmarks to optimize opportunities, identify trends and evaluate risks.
  • Act as a subject matter expert and work cross functionally with all teams, including assisting with coordination with Finance/Lease Administration, Planning, Program Management, Project Management, Construction Management and Transaction Management. You will work to develop and build the infrastructure to support consistent practices and processes, while providing five star customer service.
  • Oversee all lease management , including RFPs, LOIs, lease negotiation, day-to-day administration, renewals, expansions, relocations and dispositions.
  • Manage broker and vendor relationships, and interface with landlords, subtenants and property management companies.
  • Oversee and manage all tenant improvement projects, while coordinating with architects, engineers, general contractors and other vendors.
  • Ensure all tenant improvement projects are completed timely, within budget, in compliance with lease requirements and Zillow’s highest standards.
  • Lead the design and implementation of a technology roadmap to fuel the real estate strategy - automate processes, optimize spaces and costs, glean insights into data. Build to influence and drive decision-making.
  • Develop innovative processes and practices to integrate coworking space management, building operations, and real estate into one cohesive well-oiled machine.
  • Work across all of ZG - connecting with business partners to understand needs and pulse market analysis. Be CREW’s eyes and ears from the business.
  • Work with business stakeholders to ensure Zillow’s office portfolio is in compliance with applicable regulatory requirements.
  • Motivate and mentor the Real Estate team, fostering an inclusive and empathic environment.
  • Bring and share best practices, tools and resources, networks, and maturity to the organization.

This role has been categorized as a Remote position. “Remote” employees do not have a permanent corporate office workplace and, instead, work from a physical location of their choice which must be identified to the Company. Employees may live in any of the 50 US States, with limited exceptions. In certain cases, an employee in a remote-designated job may need to live in a specific region or time zone to support customers or clients as part of their role.

Who you are

  • Expert in corporate real estate industry, familiar with all components of real estate strategy and transactional practices.
  • Knowledgeable with all forms of lease arrangements, lease administration and execution, with strong relationships with vendors.
  • Knowledgeable with AIA contracts, construction schedules, budgets, payment applications, plans/specifications and other typical construction concepts.
  • Understands data and how to garner insights for both short and long-term decisions.
  • Able to drive and deliver results in an ambiguous, fast-paced environment.
  • Empathic and inclusive leader, comfortable with leading in a remote environment and across various time zones.
  • Flexible, personable, collaborative, and team oriented. Highly organized with excellent judgment. A proven problem solver and strong communicator. Able to work with all levels of employees and external vendors.

Qualifications

  • Bachelor's degree required, MBA preferred.
  • 12+ years of relevant experience in a multidimensional role, preferably in a corporate business environment.
  • Broad, well-rounded background in corporate real estate, leasing and construction.
  • Excellent finance, analytical, and communication skills.
  • High degree of proficiency with Microsoft Office and Google Suite systems and programs including Excel and PowerPoint.
  • At least 5 years of people leadership experience.
  • Must be willing to travel frequently to Zillow offices (domestic travel).

In addition to a competitive base salary this position is also eligible for equity awards based on factors such as experience, performance and location.
