Property Director/Cortland Park Apartments. ( Must read entire Job Description ) Oversee all aspects of property management for 146-unit complex Establish & maintain resident account information using AMSI software. Attract tenants via online advertising and personal contact Writing and negotiating of leases and renewals Accomplish financial objectives by collecting rents, paying bills, forecasting repairs. Prepare an annual budget, scheduling expenditures, analyzing vacancies & initiatingcorrective action. Investigate & resolve tenant complaints & enforce property rules & regulations. Work closely with Department of Social Services and Cortland Housing Authority. Maintain occupancy of 85 to 90 %, maintain delinquent rents of less than 2 % . Manage accounts payable and accounts receivable and delinquent accounts. . Willing to take a lie detector test . SPECIFIC WORK FUNCTIONS The position is full time exempt from overtime. Minimum attendance will be 40 hours per week or as scheduled... by the Home Office, and may include weekend hours. We do not pay overtime for performances exceeding a 40 hour workweek. It will be necessary that that time be compensated with time off within the same weekly pay period in which performed. This time off must be coordinated with the Home Office. Any unauthorized leave will result in disciplinary action up to and including discharge. Tardiness and excessive absenteeism (more than three in a six month period) will not be tolerated and may result in immediate discharge. Absences for medical reasons, including workman's compensation absences, will be granted only with a physician's written certification and a written physician's release prior to returning to work. Any medical leave, including workman's compensation leave, extending more than twelve months will be considered a voluntary resignation. Sleeping on the job will not be tolerated. You must have immediate access to a telephone in order to be reached at night, during scheduled time off and on holidays. You are responsible for hiring, motivating, supervising and training of all on-site personnel; development and execution of time schedules in accordance with office hours and the needs of the Property; payroll reports to the home office. Responsible for staff supervision and maintaining the business office, rental office, model and maintenance control center as needed for the efficient operation of the Community. Responsible for establishing and maintaining all office procedures, files and records, reports and systems that are needed to effectively manage the community according to the policies of the Company. This includes the timely submission of any reports requested by the Home Office. Responsible for supervision of all leasing activities; marketing strategy: assurance of staff compliance in accordance with Fair Housing Laws and non-discrimination practices: maintaining contact with comparable properties in the market area and reporting any market changes to the Home Office. Responsible for the over site and approval of all applications for residency and the implementation of approved rental standards and qualifications established by the Company. Responsible for notification of denied applicants in accordance with policies of the Company. Responsible for the maintenance of occupancy ratios as outlined by the Home Office: leasing within the criteria for selection and rental policy; assurance that Equal Housing Opportunity posters and Rental Policies are prominently displayed in the office area. Responsible for supervising and directing the scheduling of all: building maintenance repairs, services, grounds maintenance, HVAC maintenance, painting, cleaning and other maintenance as needed to efficiently operate the community. Responsible for handling all Resident complaints and promoting positive public relations programs. Responsible for establishing inventories of parts, supplies, equipment and materials. Responsible for the collections of rents, preparation of late notices and execution of eviction procedures in. accordance with Alabama State Laws. Responsible for purchase orders and buying activity on and for the Property: maintenance of budgeted expense guidelines and over expense reconciliations. All expenses that exceed S 200.00 must be approved by the Home Office. Responsible for performance of other duties and responsibilities as requested by the Owner/Main Office.
